Chelsea Heights To Be 'Executive Apartments'
The Bizz Buzz has posted an update on a few projects y’all keep an eye on… Prium’s Chelsea Heights is foregoing condos in favor of ‘executive apartments.’ Similarly, and more surprising to a few of us, is that the old mattress factory project in the Dome District is also shifting to apartments. Anybody else?

According to the article, the market is soft because of 3500 condo units either built or planned … if I might use my trademark question of surprise here … SayWA?
Really? 3,500? I can count the number of big condo projects that I know about on two hands and I just can’t get to 3,500 units in all of them. Where did that number come from?

According to a city study that’s now several months old, by 2011, there is estimated to be 2312 TOTAL owner occupied housing units in downtown Tacoma. This includes all the projects permitted up to… like six months ago. We can think of several hundred units that wouldn’t be on the list. Yet, how we got from 2300 total units to 3500 available condos seems a bit… sensational.

I found the article a bit sensational as well. Its a benefit to downtown. The projects are going to be filled much sooner with renters than by buyers and apparently a third of Hanna Heights has been rented already. The new renters are more likely to actually occupy the units and more likely to frequent businesses nearby.

Hmmm…executive? Apartments? Those are two of my most favorite words. Once i stumbled into the executive restrooms in the Russell building; the porcelin was dipped in gold and the plumbing was all carbon fiber…it was , to say the least, exquisite…never have i sat on such a comfortable throne.
As for Apartments, to be executive they must include only the finest and the most superfluous amenities, like heated door knobs, triple carpeted floors, baby monkey skin drapes, Evian from the tap, milk from the shower head, 100% pure oxygen gardens, and a private underground light rail from the parking garage to every socially acceptable location in the downtown corridor (which is pretty much el goucho and the museum for now).
I cant wait, the rent will have to be astronomical, of course, to keep out the riff raff, of course.

pure marketing….there’s still going to be “Executive” Apartments there I’m sure where 2-3 college students occupy one place….oh, sorry, 2-3 “Executives” in one place……making some noise and having parties……oh, sorry, having Business meetings until 2am…..which is fine, that’s apartment life for you…and frankly, maybe next time Prium will do a better job at researching their market place before they commit to 20 million different projects…….I wonder how their financials are doing………
