Could We Lose Another Big Employer?

The TNT is reporting this morning on the potential move of biometric technology company MorphoTrak from its downtown Tacoma offices. They need space and their office in the 1100 block of Broadway isn’t enough for their 100+ employees. Where would they go if they don’t find something in Tacoma? Federal Way? Really?

    Excuses, excuses. Our city is full of empty office buildings and that’s their reason for leaving? I doubt it.

    This sounds like a case of simple supply and demand. If another city has empty buildings surrounded by empty parking lots, and the building owners are willing to essentially giveaway the space, that is very hard to compete with…

    Tacoma’s spaces are in pretty rough shape and commercial landlords (at least our most recent one) aren’t willing to put much effort into making them better. Federal Way’s a much younger city, I’m sure the office/retail spaces have much fewer code compliance issues.

    This is what the article says about class A space fed way vs tacoma:

    “Class A vacancy in downtown Tacoma is at 2.1 percent, compared with 36 percent in Federal Way”

    Is this because we don’t have much class A space to begin with and what we have is leased?

    If haub did build, would it sit vacant like fed ways class A space is sitting now? Or, would it be quickly filled because business want to be here but can’t because there is not enough class A space?

    In other words, is Tacoma 33% more attractive to a tenenat needing class A space than Federal Way?
