Filling in the Gaps
Next Friday, January 11th, is the quarterly City Center Luncheon. The topic is one near and dear to many of our hearts: Class “A” Office Space. Given the recent chatter about Russell and the housing market difficulties, everyone wants to know what the future of Tacoma looks like for a developer. The panel will be local investors Don Arsenault of Arsenault Realty Advisors (developer of Atrium Court), Ron Gintz of the Gintz Group LLC (developers of the former Mecca Theater and Old City Hall) and Dan Putnam of PCS Structural Solutions (principal in Pacific Plaza LLC).

Cost for the event is $25 for members pre-paid and $30 for non-members pre-paid

What do you say? 20 stories of class A? Do it under the federal empowerment zone Federal program and pay no capital gains stuff. Have them build it as Russel, sell it to their parent company after a few years (provided we maintain the EZ status), or its real estate subsidiary, pay no capital gains.
of course, I’m just an armchair observer ‘round here.

well when you replace it, please don’t waste space……it’s in the core anything less than 20 stories will be a waste……..if the market doesn’t dictate it yet, don’t do anything then until it does….to replace it with another useless low structure is an insult to the core of downtown….
