Foss Projects Delayed
Two projects on the Foss have been delayed according to the Biz Buzz blog.
Prium has asked for another year to get things going on their office/condo project. And the potential hotel developers for the site between The Esplanade and Thea’s Landing have come to see the condo portion of the project as liabilities to its completion.
With the upcoming completion of the D Street Overpass this might be an example of one step forward, two steps back. Some things take time…

Too bad, though I can’t say I’m surprised. Is Prium even still working on the repartmented Chelsea Heights? I say the city should give them some kind of time limit to at least get the sidewalks back in operation.

Yep. Sad. So many projects delayed or cancelled.
Yes, Prium is working well on Chelsea these days. For awhile, however, it looked like very little was happening.
Prium raised such huge expections and bite off too much.
However, they will have managed to build two apartment buildings in some key places downtown and Chelsea will have office/retail space in it. That’s more than most groups did.

I was really excited about the big gap finally being filled in down on the waterfront. When the hotelier announced in September that the hotel would be under construction by the end of 2007, I almost flipped. Looks like we will have to wait awhile longer though. I’m surprised the Waterway Board is being so patient with the developers. Do they think that if they jettison one developer that another one won’t come along?

I don’t think anyone is suprised. Sassy told us the sky was falling. For those of us that are not over the hill maybe we’ll sign up to load you up on our streetcars and take ya’ll for a walk down to the esplanade on a nice sunny day when it get finished. Patience is a virtue, at least for those of us you have time on our side.

In related news, the Biz Buzz this morning reports the Foss Harbor project north of the 11th Street bridge won’t start construction until April 2009.
The Foss Harbor website was recently pulled… Could all that effort to raise the height limits be for naught?

Ok and what is up with Prium spending $3,000,000 on the site before they own it?
I mean come on. Risk is good but not worth loosing $3million.

Sounds like the Foss Harbor folks are hoping that the residential RE market will pick up in a couple of years. Timing things is tough (and almost impossible to do perfectly) but starting construction 15 months from now may actually be a smart move. It’s a shame for the neighborhood, though.
I’m glad to hear that Chelsea Heights is again underway. I don’t have anything against Prium. I just think that at some point you’ve got to either get back to work or put the streets/sidewalks back in public use.

drizzell@3: that’s exactly what they think. And for good reason as it is probably true right now. All the momentum that had been built the last couple of years has come quite quickly to a near halt. Next to go, Johnny’s Seafood will close their retail shop.
