Luzon Update - Street Closures!
As many of you know, the condition of the Luzon Building is dire. Well, we heard in today’s Study Session that the condition of the building has become severe enough that the city will be closing South 13th street between Pacific and Commerce and southbound Pacific Ave by tomorrow, Aug 12th.
At the same time, there is another potential developer in the picture. More soon …

Listen, I like historic buildings as much or more than the next guy, but there comes a time when you have to admit that it’s just not feasible to save a building. Tacoma has a hard enough time attracting and keeping businesses downtown, and it’s clear that no one is interested in adding the headache of a complete renovation of a building to their business plans. Look how many perfectly good offices are sitting vacant downtown that don’t require months (if not years) of work before you can move in – why would someone choose the Luzon from a business perspective?
Having so much of our downtown vacant or wasted as parking lots is embarrassing enough for the city. Closing major streets because of falling buildings is just too much. I want to be able to sell my house some day…

Ugh, more bus disruptions. We’re getting to the point where essentially every route in the Pierce Transit system is on detour for construction or deterioration of something in the urban environment.

Old buildings that have been preserved are amazing for a city who needs revitalization. However, at the cost to save Luzon, would we be better off working to fillthe condo’s so they can help with sales tax? Would it be a better idea to level and save the bricks for a project in the future that will benefit the arts community or bring back vitality to a gathering spot better thought out than the Tellefson?
I say level it, save the bricks for a project in the name of Luzon and build a 5-6 story underground parking garage (adjacent bank parking lot and Luzon) and work with a developer that will either bring retail or supreme office space to get rid of yet another surface parking spot that is an eye sore.
