On the Market: Where are Tacoma's "Bargains"?

Three times in the last few weeks, I’ve had non-Tacoma friends come up to me and ask about moving to Tacoma.  They ask quietly, of course.  “Shh… but I think Tacoma looks pretty good.”  A woman from Wallingford asks, “Is he asking about Tacoma?” Silence. 

The challenge I’m looking at is that two of these folks, and at least two of you readers that have emailed me, are looking in the $250k and under range.  In 2001 it would be pretty easy to find something in or near the North End for around $250k.  Now, I highly recommend you find yourself a good realtor.  This is a tough price point.  Houses go quick under $300k if they don’t need foundation work…

Here are a few interesting houses that have popped onto the market in the last few days.  I’ll keep looking for the bargains.

The North Slope used to be a relative bargain. Not anymore.  This house isn’t for everyone.  First off, it’s over $300k.  Secondly, from what we hear, it needs just about everything.  It’s been in one family for over 50 years and the upgrades reflect it.  The yard is large and a blank slate.  The neighborhood is very good and getting better.  Some of you are looking for relatively pristine houses where you don’t have to undo bad 1980s remodels.  Or, in the case of some of our neighbors, bad 1960s remodels.  This could be you gem.

If you like the North Slope, but want to stay under $300k, here’s a similar place for a few dollars less.  Smaller yard.  The description is a little vague and scary.  Although “Great Neighborhood With A Wonderful Value Support System” may make it worth it.  Because this means a lot to us, doesn’t it.

Maybe the Sixth Avenue Business District is more you speed. If it is, and you have the energy for a fixer, this might be the place for you.  It’s an old Victorian.  Although it looks like the character has been cleaned from it.  But with plenty of bedrooms, nearly 2000 square feet, and a few grand over $200k, within blocks of Starbucks, I see potential here.  It won’t be easy, but it could be very satisfying when done.

I looked toward other parts of the city, but most of the listings I found are for houses that are too small for what most folks are looking for these days.  Get rid of the kids and 1000 square feet seems fine.  That’s what I hear at least.

    Lots of rhetoric about SERVICE cuts.

    Not a single word about SALARY cuts.

    Evidently the #1 PRIORITY for the city of Tacoma is PREMIUM PAY FOR CITY EMPLOYEES. It’s such a critical priority it can’t even be discussed. It’s just assumed that this arrangement will not be subject to review.

    Clearly, the department heads and union bosses own the City Manager and the City Council. This is not going to turn out good. This discussion is going to end with the city entering a dark period of service level insolvency.
