OTM: 302 Stadium Lands on MLS


We know of at least a few of you looking for a condo right now. So, just to let you know, the first unit from 302 Stadium Way appeared on MLS today. 2 bedrooms. 2.5 bath. 1800 square feet. Overlooking the Stadium bowl. Yeah, you need a decent corporate salary, family trust fund, and/or a rock star record deal to buy in – but why consider practical details like that? It’s a great neighborhood and comes with views!

    That’s my former address…top floor water side.

    The other five tenants of the 6-plex were just as disappointed as I was when we all got a letter stating that our house was scheduled for demolition. Bad timing or what? The building had the same owner for twenty years.

    I hope the new tenants enjoy lots of light at night. When Stadium Bowl is hosting an event, the spotlights nearly pierce through plaster. The sound system is so loud I left the neighborhood almost every function.

    Other than that it was a pretty cool place.

    I hear that they could have built far higher than they did. Stadium Way gets pricey fast.

    Not too far from Booth Gardner I believe.

    It is in a R4L zone with a 35’ height limit so it looks like they maxed it out. Now across E Street is R-5 where you can go 150’ (for now).

    both areas are proposed to be rezoned to RCX in the Mixed Use Center updates. Currently you can go 60’ in RCX zones but that may change with the update.

    Kind of a bummer the city is getting rid of all the potential high-rise zoning in the Stadium District. The current high-rise buildings set it apart from any other business district in town. I would have liked to see atleast one new modern high-rise go in.

    It’s already 20 percent sold. The developer said he was going to occupy one of the units.

    For this kind of money, though, I would definitely prefer something in a more urban setting.

    I would personally choose a street-facing unit of 505 Broadway before going for this.

    I like the historic Stadium district and the beautiful homes in that area. So I’d choose living in that area over downtown. Being near the Stadium Bowl, I was curious about the noise, but then I heard that the builder was using sound proof airport glass for the windows.

    I heard that the 505 Broadway project had ABS drain stacks in it; I would be more worried about the sound of sewage from 5 stories up bouncing off my unit walls than what little sound might make it through those windows. BTW, Lutron makes great electric programable blinds for any light that might shine at night. Anyways, I think it is a wonderful addition to a growing demand for modern living that isn’t met anywhere else in Tacoma.
