OTM: Revisiting the Central Neighborhood

A couple weeks ago we started looking at homes in Tacoma that were right around the median sale price – $235k or so. Several people asked us about certain houses and neighborhoods that were even cheaper. To which we think, yes, they’re cheaper. However, the point of this exercise is to look at the median. There are some very interesting homes under $200k right now … but that’s not the point.

We had skipped the central neighborhood at the time because we couldn’t decide on which house to use. So, we’re revisiting that neighborhood now to take a look.

Here are a few of the homes we found.

I’m starting with this one because I have several friends that like their big boxy craftsman style homes. The photos seem to make it look like a decently maintained place. It’s 3 bedroom and 1.75 bath in 2074 square feet. The lot is a wee one at 3920 square feet. Priced at $239,950.

Or maybe this is a bit more your style. The house is apparently a bit bigger. The lot is definitely bigger. 2693 square feet of home with 3 bedrooms, 1 bath, on a 6100 square foot lot. The porch looks decent … is that mantel purple? Priced at $239,950.

Then there’s the fresh-as-could-be paint house. 2 bedroom. 1 bath. 792 square feet on a 6500 square foot lot. Nearly everything appears to have been updated and a finished basement would double the space. Maybe? Listed at $235k.

    But S 37th and K isn’t Central District. That would be the Lincoln area of South End. There are some good deals in the South End, as well as some bad areas.

    The style of the second house is “Tudor Revival,” which falls under the category of “eclectic revivals.” There were quite a few houses of this style built in Tacoma 1920-1935. I have one myself, so I notice them when driving around town.

    I understand there are 100-200 homes every week at the 10AM Friday Pierce County foreclosure auction (W side of the City-County Bldg). Most are reverting back to the lenders with no bids above the minimum.
