At an estate sale in the heart of Proctor:

Man 1: A realtor told us we can get $215,000 for this dump. I hear it’s a good neighborhood now.

Man 2: That’s pretty surprising. Although I do hear that the gangs haven’t been as bad lately and there aren’t as many drive-bys as there used to be…

Huh. This is Proctor. The land of Starbucks, Metropolitan Market, a designer pet store, and 1.9 children for every Volvo. I don’t think I’ve ever heard ‘Proctor’ and ‘gangs’ in the same conversation before.
